Define the Utility Package Before Comparing Prices

An expandable container house with a kitchen and bathroom is not a single standard package. Quotations can differ in cabinet construction, worktops, sanitary fixtures, water heater, pipe materials, waterproofing, ventilation, electrical distribution, sockets, lighting, appliance provision and the amount of work left for the buyer. 2. Kitchen Specification

3. Bathroom and Plumbing Specification

• Toilet, basin, shower, enclosure, floor drain, mirror, accessories and ventilation included in the quotation
• Cold-water, hot-water, waste and vent pipe materials, diameters and connection points
• Water-heater type, capacity, electrical load or fuel requirements, mounting and service clearances

4. Waterproofing and Moisture Control

Wet-area performance depends on the complete detail: substrate, membrane or waterproofing system, upstands, penetrations, corners, door thresholds, floor falls, drain interface, wall finish and sealant. Ask for a wet-area detail drawing and specify which inspections occur before finishes conceal the work. A statement that the wall board is waterproof does not by itself describe the complete bathroom waterproofing system.

Also coordinate bathroom exhaust, make-up air, roof and wall penetrations, condensate drainage and access for maintenance. Where the unit will be stored or shipped for an extended period, request instructions to prevent trapped moisture and protect openings.

5. Electrical Specification

The electrical schedule should state voltage, frequency, distribution board, protective devices, cable, lighting, switches, outlets, grounding/bonding, bathroom protection, appliance circuits and external connection point. Destination requirements vary, so generic export wiring should not be accepted without review. Identify which components require local approvals or listings and whether they will be supplied by the factory or installed locally.

6. OEM/ODM Design Control

1. Issue a written design brief and reference plan with measurable requirements.
2. Receive the supplier’s layout, elevations, system drawings and inclusion schedule.
3. Resolve clashes between structure, expansion joints, cabinets, pipes, drains, wiring and openings.
4. Approve samples or colour/material references for finishes that affect appearance or maintenance.
5. Freeze the design with a revision number before purchasing and fabrication.
6. Require written approval for substitutions, drawing changes and deviations during production.
7. Collect final as-built drawings and a serial-numbered packing list before shipment.

7. Quotation Structure

It should also state currency, Incoterm, validity, deposit/payment milestones, production assumptions, inspection rights, delivery point and exclusions.
